Looking for termite control in Sotogrande? Termites are far more common here than most owners expect. The damp air of the Strait, gardens watered every day and villas full of wooden porches, pergolas, decking and beams create ideal conditions for the subterranean termite. Fumigar Plagas Sevilla is a licensed pest control company (ROESBA register ES-41-S-03876-A) and we inspect and treat termites in villas, communities and businesses in Sotogrande and across the province of Cádiz.
Why Sotogrande has so many termites
The species causing most damage is the subterranean termite (Reticulitermes grassei). It lives in the soil and climbs into timber looking for cellulose and moisture, never coming out into the light. Sotogrande combines everything it needs: high humidity all year round from the sea and the Guadiaro river, irrigated lawns and hedges right against the house, a lot of timber close to the ground, and holiday homes that stay closed for months, so nobody notices the first signs.
Signs of termites in a villa
- Skirting boards, door frames or decking that sound hollow or give way when pressed.
- Mud tubes the width of a pencil at the base of walls, pillars, steps or foundations.
- In spring, black winged insects swarming and loose wings near windows and lights.
- Blistered paint, or wood that looks layered like pastry inside while the surface seems sound.
- Doors and windows that suddenly stick, and unexplained damp on ground-floor walls.

How we treat termites in Sotogrande: 4 steps
- Full inspection of timber, porches, garages, basements and the garden perimeter, with a moisture meter, to find where the colony gets in.
- A plan for your property. Around villas with gardens we usually install a bait system that eliminates the whole colony; where faster action is needed we inject the timber and apply a soil barrier.
- Follow-up visits to check the bait stations until the colony is gone. If the house is closed, we send you photos after every visit.
- Written report and prevention advice: keeping timber off the ground, fixing damp and adjusting irrigation next to the walls.
Buying a villa in Sotogrande?
Many properties in Sotogrande are twenty, thirty or more years old and full of timber. A termite survey before you sign shows whether there is active infestation or old damage, and gives you a written report you can use in negotiations. We also work for estate agents and property managers.
Areas we cover
Sotogrande Costa, Sotogrande Alto, La Reserva, Puerto Sotogrande, Torreguadiaro, Guadiaro, Pueblo Nuevo de Guadiaro, San Enrique and San Roque, plus the rest of the Campo de Gibraltar: La Línea, Los Barrios and Algeciras. Frequently asked questions
How long does it take to get rid of termites?
Injection and soil barriers act immediately in the treated area. With bait systems, the whole colony is usually eliminated within a few months, depending on the season. Either way we keep checking until there is no activity.
Do I need to be at home?
No. For holiday homes we work with your property manager, gardener or key holder and send you photos and a report.
How much does termite treatment cost?
It depends on the size of the property, the extent of the damage and the system chosen. After the inspection we give you a fixed, no-obligation quote.
